Having a background in architecture has allowed me to add value, arguably where others may’ve neglected it: the devil (and the potential for extra rent). Might be in the detail.
Take this example in the project shown. We were butchering and removing the wall anyway to make to make a more open plan space - why not use that as an opportunity to heat the space and add shelving?
We were already using a certain amount of materials, with a certain amount of labour anyway - (don’t get me wrong, it was appropriate due to nature of the area, property type and target tenant) but….
….being savvy about how you configure those materials in an intelligent way can squeeze the last drop of the rental income lemon when that estate agent hands his or her hat on the suggested rental - if it looks like something from Pinterest when next door looks just ‘fine’- people buy into that!
Lesson for me: add value at every turn because this will manifest in that little better yield and that little happier investor and of course tenant.
